Granville Mercantile Restoration
1912 brick warehouse that'd been sitting empty for years. Kept the original timber beams, patched up the masonry, and turned it into mixed-use retail with lofts upstairs. City heritage board loved it.

Clients wanted net-zero but also a view that didn't quit. Triple-glazed everything, geothermal heating, and a cantilevered deck that makes you feel like you're floating over the water. Their heating bill's basically nothing now.

Mixed-use development that doesn't scream "developer special." Ground-floor shops, 42 residential units above, and we actually kept some breathing room with a central courtyard. People hang out there, which was kinda the point.

Chef had a vision but a weird L-shaped space to work with. We created sight lines from every table, acoustic panels that don't look like acoustic panels, and a wine wall that's basically art.

Six units on a skinny lot. Everyone said it couldn't feel spacious — proved 'em wrong with vertical living done right. Private rooftop decks, shared green space, and parking that doesn't dominate the site.
